Objection to WOZ value of owner-occupied home

Do you want to object to WOZ value? Then before you object, check your assessment report. The assessment report contains the information we use to determine the value of your property.

The WOZ value of houses is public for everyone. You can view the WOZ value of every home in the Netherlands at www.wozwaardeloket.nl. To prevent overuse of the office, a maximum has been set on the number of houses you may request within a certain period of time. The WOZ-waardeloket only shows information about the WOZ-value, the purpose of use, surface area of the plot, the area of use and the year of construction.

Objection to WOZ value rental property

The owner of your rental property receives the decision with the WOZ value for the property and can object to it.

  • The WOZ value counts in calculating the maximum rent of a social rental property. 
  • A reduction in the established WOZ value only affects your rent if you pay the maximum rent.
  • The WOZ value of your property is listed on www.wozwaardeloket.nl.

Do you pay the maximum rent and think your WOZ value is too high? Then you can request a WOZ-decision with the established WOZ-value if you are a user of the property. You can do this by sending an e-mail to: belastingen@zoetermeer.nl. You can then object to the WOZ value on this WOZ assessment.

What to do?

  • You must object within 6 weeks of the date of the assessment notice. This date is at the top right of your assessment notice.
  • For assessments with date February 21, 2025, you can object until April 14, 2025. (This is because of the mailing of the assessments by PostNL).
  • We will confirm receipt of your objection within 5 business days. 

Enclose proof

Please send proof with your objection (if necessary).

  • When moving ⇒ send a copy of the termination of the lease or the deed of delivery of the sale of your home.

Deferral of payment

If you file an objection, you are obliged to pay the amount of the assessment before the due date. Only if you expressly request postponement of payment in your objection will you be granted postponement of payment for the disputed amount only.

Objection not sent on time?

Do you file an objection after the period of 6 weeks after the date of the assessment notice? Then your objection will be declared 'inadmissible'. This means that your objection does not meet the formal legal requirements. We will then handle your objection on our own initiative. This means that we will handle your objection, but that you cannot appeal the subsequent decision to the court. 

No cure No pay agencies

On the Internet, you will find many "no cure no pay agencies" that supposedly want to object for you "for free. These websites often quote sale amounts of your property that are not realistic. With these amounts, such agencies advise you to file an objection on your behalf. 

Before you possibly hire such an agency, you should ask yourself the following: Would you want to sell your home for the amount this agency quotes? Or is this amount too low? Also consider the amounts paid when selling similar homes like yours. 

Still object to the WOZ value through a no cure no pay agency?

Then that is possible. For the municipality of Zoetermeer this generates a lot of extra work every year which also results in extra costs. If you use a no cure no pay agency and the WOZ value is adjusted, the municipality will pay the reimbursement of expenses to you. You then have to pay this amount yourself to the agency making the objection for you. Such agencies never work 'for free'!
