Check your appraisal report first

WOZ value counter
The WOZ value of houses is public for everyone. You can view the WOZ value of every home in the Netherlands at www.wozwaardeloket.nl. To prevent overuse of the office, a maximum has been set on the number of houses you may request within a certain period of time. The WOZ-waardeloket only provides information about the WOZ-value, the purpose of use, land area of the plot, surface area and year of construction.
Objection to WOZ value rental property
The owner of your rental property receives the decision with the WOZ value for the property and can object to it.
- The WOZ value counts in calculating the maximum rent of a social rental property.
- A reduction in the established WOZ value only affects your rent if you pay the maximum rent.
- The WOZ value of your property is listed on www.wozwaardeloket.nl.
Do you pay the maximum rent and think your WOZ value is too high? Then you can request a WOZ-decision with the established WOZ-value if you are a user of the property. You can do this by sending an e-mail to: belastingen@zoetermeer.nl. You can then object to the WOZ value on this WOZ assessment.
What to do?
- You must file an objection within 6 weeks of the date of the assessment notice. This date is at the top right of your assessment notice.
- For the assessment bills dated February 21, 2025, you can object until April 14, 2025. (This is because of the mailing of the assessment notices by PostNL).
- You will receive confirmation of receipt within 5 business days.

Deferral of payment
If you object, you are still required to pay the assessment amount before the due date of the assessment. However, you can request a postponement of payment in your objection. The municipality will determine whether you will be granted a postponement and for what amount.
Objection not sent on time?
Do you file an objection after the period of 6 weeks after the date of the assessment notice? Then your objection will be declared 'inadmissible'. This means that your objection does not meet the formal legal requirements. We can then handle your objection on our own initiative. This means that we will handle your objection, but that you cannot appeal the subsequent decision to the court.
No cure No pay agencies
On the Internet, you will find many agencies that work on a 'no cure no pay' basis. They say they will make an objection for you 'for free'. This is free for you. But if the objection is approved, the municipality must not only adjust the assessment, but also pay the litigation fee.
The litigation fee is paid to you and you must then repay it yourself to the agency that files the objection on your behalf. For the municipality, these objections create a lot of extra work every year and incur additional costs.
You can also easily object yourself at any time, free of charge, online or by mail. Your objection will then be handled by us in the same way. This saves us a lot of work and costs.
How long will it take to process your objection?
We will handle your objection according to the law by December 31. If we are unable to do so, we will inform you. Do you file an objection within the last 6 weeks of the calendar year? Then the handling period of 6 weeks applies.
The processing time can be extended by 6 weeks or -in consultation- even longer.
Profession
Has the municipality rejected your objection? Then you can often appeal to the court. The ruling on your objection will state whether this is possible. You must submit your appeal to the District Court in The Hague within 6 weeks.
