Residential building Van Aalstlaan 24

The municipality will develop housing on the site at 24 Van Aalstlaan on the edge of the Palenstein neighborhood. The site is located between Australiëweg and Van Aalstlaan, containing the former Monuta building. Currently, the building is temporarily rented. The intention is that this building will remain and become part of the residential care idea.

The municipality has chosen the plan 'Karakter' of area developer AM after a European tender. The plan consists of 111 residential care homes for seniors, also for seniors with (light) care needs. The Monuta building will remain. This building will become a crafts workshop. On Thursday, December 21, Alderman Ronald Weerwag and Annemarie Jol, director of development AM Zuidwest, signed the purchase and realization agreement.

Housing development plan Character

The Karakter plan consists of 97 owner-occupied homes (free sector and affordable) and 14 mid-priced rental homes. Karakter is a place where people grow old(er) happily. The housing concept for seniors is aimed at allowing them to live independently for as long as possible. It will be a community that provides for meeting, liveliness and collectivity. The Monuta building will be named Cornelis, after the craftsman Van Aalst. Residents will soon be able to organize their own activities here. Welfare organization Piëzo offers an active program in the crafts workshop by and for volunteers and residents of the plan and the neighborhood. How to proceed?

Area developer AM will now further develop plan Karakter with stakeholders and the municipality and aims to start construction in 2025.

Social housing

The municipality also envisions about 50 social housing units in the plan area on Van Aalstlaan. Once the tendering process is completed, the adjacent part of the building plan will be sold to a Zoetermeer housing corporation in order to build the social housing.

What preceded

The municipality launched the selection process for a developer on May 16, 2023. Interested parties could submit a plan to build approximately 100 residential care homes on the site of Van Aalstlaan 24 and the former Monuta building. In doing so, they were given a set of guiding principles, which the City Council adopted for this building site on May 15, 2023.

Participation

Last year, residents were able to contribute ideas on how to fill this location. The input of residents was taken into account by the council in determining the basic principles. Social housing has now been added to the plan, the maximum building height has been adjusted downward, and the municipality is taking the aforementioned suggestions for the existing Monuta building for inspiration when selecting a developer. The residents' evening was held on Sept. 15, 2022. The municipality responded to the responses received in a final participation report. You can read the report below. Plot Passport

Van Aalstlaan 24 is one of 14 locations in Zoetermeer designated by the City Council in 2018 for an early start of housing development to meet the high demand for housing in our city. This means that the City Council has adopted a plot passport for this location with the desired development direction. This includes the type of housing, target groups, parking and building height.

Desired development

The intended number of new housing units for this site is 100 to 150 with a maximum height of 40 meters. These housing units will consist of owner-occupied and rental housing with a residential care idea. These are homes where people, who need care, can live independently, possibly with easy access to care and (extra) support. Also on the site is the former Monuta building, which served as a funeral home. Currently, the building is temporarily leased. It is intended that this building will remain and become part of the residential care idea.
