Redevelopment Delftsewallen
In recent years, developer WDevelop, in consultation with the municipality of Zoetermeer, has drawn up a plan for the redevelopment of the former gas factory site and the location of the old bedding store at Delftsewallen 23-25. 14 owner-occupied ground-level homes will be built here, including a care home. The project is also known as Fittershof and the design is final.



Permits
The required environmental permits 'may deviate from the zoning plan' and 'construction activity' are irrevocable. This means that the land of the former gas factory site can now be transferred by the municipality to the developer. The developer has purchased the bed shop from the owner.
Start of work
In October 2024, the demolition of the bedding store will begin, the site will be cleaned up and the preliminary construction of the utilities will be carried out. Construction of the homes will begin in April 2025.
Information meeting
Three weeks before the start of demolition, contractor Niersman Bouw Haaglanden will organize an information meeting to provide residents with information about the work and how to minimize inconvenience. Two weeks before the information meeting, residents will receive an invitation by letter.

Participation
In 2019, participation took place. Under the leadership of the city architect, consultations took place with the Spatial Quality Commission. These consultations led to plan adjustments with a positive recommendation.
Background
Redevelopment of Delftsewallen is one of the projects of the Inner City Program with which we work on a lively and attractive city centre. It is part of Sub-area 7, Dorpsstraat The plan area is centrally located in the old village centre of Zoetermeer, southwest of the historically important intersection of the Dorpsstraat with the Delftse- and Leidsewallen. This part falls within the municipally protected village view Dorpsstraat and in the municipal archaeological monument Dorpsterp. It is also diagonally opposite the Oude Kerk, one of the most important national monuments of Zoetermeer, and opposite the municipal protected cityscape Wilhelminapark. A development at this location is desirable, because it gives a qualitative interpretation to the Dorpsstraat as part of the city center.
