Lively and green around station and Afrikaweg

The pressure on the housing market in Zoetermeer is great and increasing rapidly. Some 700 homes per year are needed to meet the demand. Zoetermeer wants to build 10,000 homes over the next 10 to 15 years, and opportunities are being sought to expand this number over time to a total of 16,000 homes. We want to turn the area on either side of the Afrikaweg and around the Mandela Bridge into a new urban district, with an attractive mix of 6250 to 7250 new homes and accompanying facilities and greenery.

Approach Entree under Environment Act - February 2025

The development of Entree is subject to the Environment Act as of Jan. 1, 2024. This means that instead of proceeding with amending the draft zoning plan, we have created an environmental program.

In February 2025, the municipality established the ground rules for building in Entree in drawings and texts. These can be found in a number of draft documents, namely in an Environment Program, a Development Vision, an Image Quality Plan and a number of policy documents. These documents will be available for inspection from Friday, February 28 until Friday, April 11, 2025. You can respond by submitting an opinion. How this works can be read from February 28 on the website www.entreezoetermeer.nl. On that date you can also find the documents there.

The municipality has been working on plans for Entrance for a long time. In 2022 there were many comments (views) on the draft zoning plan. There was also new information about the number of meters of office space and housing needed in Entree, and an area at Abdissenbos became part of Entree. The plan for service roads along city street Afrikaweg was abandoned to allow more room for a wide sidewalk and a free bike lane. Access to the new neighborhood will be for cars via Bredewater and Boerhaavelaan. The maximum heights of the high-rise buildings have also been adjusted to a lower height. In the fall of 2024, residents were able to comment on these changes. They have now been incorporated into the documents available for review. They also include the response to the 2022 views.

After April 11, 2025, all reactions will be bundled and it will be examined whether these reactions still lead to changes in the documents. A response to all submitted views will follow from the municipality. After any modifications, the documents will be submitted to the council for approval and then to the college for adoption.

Since the creation of the Entree vision in 2017, we have been working with the owners and people in the immediate vicinity of the Entree area and other interested parties from the city to develop Entree. Vibrant city neighborhood

Living in Entree will be different from other places in Zoetermeer. The area will be more urban and higher in density, in which quality in both the home and the living environment is of great importance. Living or working in Entree means consciously choosing an urban environment.

Afrikaweg becomes city street

Afrikaweg is changing from a through traffic road into a pleasant city street where cars drive slower and where people, live, work, move and stay. The 2 sides of the Afrikaweg will be connected and there will be room for liveliness on both sides of the street.

Green and sustainability

In Entree, you live, work, exercise and relax in green surroundings. This is an important quality that distinguishes Entree from other urban areas. Green facades, green roofs and balconies or terraces with green decoration are good for water storage and to combat heat stress.

Mobility

Mobility needs are changing. More and more people are taking public transportation, walking or cycling. Our new city district will be fully equipped for this. With innovative forms of mobility, such as shared (electric) bicycles and cars.

With the arrival of the new Entree urban district, the station area on the north (city) side of the Nelson Mandela Bridge will also get a new look. Preliminary designs for a plinth building with a station hall and for a bicycle bridge were presented in August 2022.
